Description
Working with fixed asset records is integral part of many machinery and technical specialties (MTS) valuations. These records contain valuable data that can significantly enhance appraisal accuracy, yet they also present unique challenges. This webinar will guide you through the benefits of leveraging fixed asset records effectively, address common obstacles appraisers face, and offer practical strategies to overcome them.
Additionally, we will briefly review the scope of work associated with utilizing these records, highlighting important factors to consider when planning a project. Whether you’re new to working with fixed asset records or looking to refine your approach, this session will equip you with the knowledge to determine when and how to utilize these records confidently while managing challenges along the way.

Douglas Krieser, ASA FRICS has performed valuations for over 34 years. He is the Managing Director at Valcon Partners, LTD. He is a Past-President of the American Society of Appraisers (ASA), the past Chair of the Board of Examiners, has served on the MTS Committee and on various committees and task forces for both the ASA and the Appraisal Foundation. He has been teaching and writing ASA courses, webinars and presentations for over 18 years.
The majority of his career has been spent performing valuations for financial reporting, ad valorem tax and litigation purposes. Mr. Krieser has performed and supervised valuations throughout the United States, Europe, Asia, and South America. In addition to his valuation experience, Mr. Krieser is regarded as an expert witness and has testified in several states regarding personal property tax matters and in federal bankruptcy court.
In addition to authoring articles for various value-related publications and being a contributing author to various textbooks published by the ASA, Mr. Krieser has presented at national conferences on a variety of valuation and regulatory related topics.
In addition to his membership in the ASA, Mr. Krieser is a Fellow of The Royal Institution of Chartered Surveyors.
- Identify when utilizing a fixed asset record may or may not be appropriate
- Discuss the various challenges an appraiser may encounter when utilizing a fixed asset record

- Summarize the scope of work and some topics to consider when scoping out a project.

- Partial or installment payments;
- Allocated values (or values other than historic cost);
- Allocated dates (or dates other than the date that the asset was originally put into service for the first time);
- Assets purchased used;
- “Ghost assets” (i.e., assets that are no longer on site);
- Descriptions that are not easily identifiable or that are not complete;
- Asset entries which actually represent groups of assets;
- Misclassified assets (i.e. machinery or computers in the furniture category; equipment in the building category, etc.);
- Entries that are actually repairs, rebuilds, or additions to existing assets; and/or
- Other concerns or issues
