AR209 Report Writing Workshop

This course is being taught in a “dialogue education” format. Dialogue education is based upon the premise that adults learn best when they are actively involved in the process. The two guiding principles of dialogue education are: 1) Never tell an adult something they already know: have them tell you. 2) When new information is delivered, have the participant do something with the material. This is why the table of contents is broken up into learning “Tasks.” This format will involve a great deal of interaction with your peers and the instructor. Your feedback at the end of the class is very valuable in improving this training method. This course presents an interesting challenge of having professionals from different disciples, with a wide variety of specialties and experiences. The challenge is to make the course relevant to all participants. Because of this factor, discussions will maintain a stance for all, instead of discussing specifics of any one discipline.
During this course, participants will 1. Review and apply USPAP Standards 3 and 4 2. Briefly review USPAP Rules (Scope of Work, Ethics, Competency, Record Keeping, and Jurisdictional Exception). 3. Review the Ethics Rule regarding impartiality, objectivity, and independence 4. Review the Competency Rule for its key components 5. Review and discuss the ASA ARM Committee Competency Statement 6. Review the IRAC and CRAC format to begin the appraisal review report writing process 7. Analyze a redacted appraisal report and utilize the IRAC and CRAC format 8. Understand review report purpose and intended use examples, and be able to write an appropriate purpose and intended use for the review report 9. Understand and properly determine dates involved in a review assignment 10. Review the USPAP standards relevant to the work under review for its key components. 11. Analyze the work under review and utilize the IRAC and CRAC format to begin the appraisal review report writing process for compliance with the relevant USPAP standards 12. Understand and provide an opinion for the CAARR elements (3-3a &3-3b), according to USPAP 13. Write a Scope of Work for the review 14. Prepare a written appraisal review report draft and develop an opinion of USPAP compliance for the work under review 15. Understand the reviewer’s certification components and use 16. Review a report structure, with all required and suggested content 17. View multiple review reports to demonstrate form, format, and style preferences 18. Discuss editing options to create unbiased, disinterested, and objective reviews, without boilerplate.
Continuing Education and Contact Hours

1. Public Trust: There is a need, both nationally and internationally, for consistent, credible and objective reviews of appraisal reports to develop and maintain Public Trust.
2. Legal Applications: Appraisals and appraisal reviews are frequently challenged; it is therefore critical for appraisers to have the education, training, knowledge and skills to objectively analyze and review appraisals and appraisal reviews prepared by others against a set of standards in a credible manner that is defensible.
3. Appraisal Practice Expansion: Appraisers seek the ARM designation for three general reasons: 1) to expand their business opportunities; 2) to improve their credibility as an expert witness; and 3) to become a better appraiser.
4. Formal Report Writing: Assist the participant in developing a USPAP compliant appraisal review report.

Class Format - Virtual

Prerequisites & Requirements
1. Have two redacted appraisal reports from your area of practice, of which one will be your work under review for your accreditation report; both reports must claim to be in compliance with USPAP, be written by another appraiser, and contain less than appropriate content.
2. Have a current USPAP manual, either a print or electronic version.
3. Have read USPAP Ethics Rule, Competency Rule, Scope of Work Rule, Standards 3 & 4, and the standards that pertain to your area of practice. Highlight key phrases.
4. Download this Manual from the ASA website (log in, go to my ASA courses on the top left, click all courses, click ARM204 and then the handouts tab).
5. We recommend you print out the Manual, as it is the main document that we will be working with in this class. Having a hard copy of the Manual and leaving other documents on your electronic device will make it much easier to use multiple documents at the same time, during the class.

Certificate of Completion
