Description
AR204 focuses on application and review report writing. Course content includes:

The course will demonstrate the application of the appraisal review paradigm, methods of reviewing non-compliant reports, and record keeping requirements. Attendees will review the concepts learned in previous Appraisal Review Principles of Valuation (POV) courses and directly apply them to reports from various areas of practice. Attendees will conclude the class with a working understanding of what an appraisal review report should include as well as exclude.
Instructional Methods
This is a 'hands-on' report writing class. Along with class lecture, attendees will work in teams and review appraisal reports in all disciplines.
Course Audience
AR204 is the fourth and final Principle of Valuation (POV) course in the 4-course series (AR201-AR204) for those seeking the AM or ASA designation in Appraisal Review. This course is also the last of two classes (AR201 and AR204) needed for ASA credential holders who wish to obtain the ARM Specialty Designation within their discipline.
AR204 also serves as the last of two required courses (AR201 and AR204) for attorneys, lenders, and other non-appraiser professionals who are interested in earning an ARM Certificate of Completion.
Students seeking the AM or ASA designation, it is recommended to take the POV courses in order starting with 201 and ending with 204 (but is not required) with the exception of those who already have an ASA and are earning another designation in ARM (meaning they must take AR201 and AR204). Those seeking the ARM Specialty Designation or the ARM Certificated of Completion need to take 201 followed by 204.

Students must bring a laptop to class and two (2) redacted reports for review are necessary for the course activities.vvv

ASA has received approval from the following states for up to 27 hours of continuing education credit for this course. Please note - some states may not accept all 27 hours. Contact your state real estate appraisal board for more information.

Professionals seeking the Accredited Member (AM) or Accredited Senior Appraiser (ASA) designation in Appraisal Review & Management:
AR204 is the final Principle of Valuation (POV) course in the four (4) course POV series. AR201 must be successfully completed prior to registering for this course. After successfully completing the AR201 course, AR202- AR204 may be taken in any order.
Current ASA credential holders who wish to additionally accredit with another ASA in Appraisal Review & Management:
AR204 is the second of two (2) required courses, AR201 and AR204. AR201 must be successfully completed prior to taking AR204.
Non-appraisal professionals seeking the ARM Certificate of Completion:
AR204 is the second of two (2) required courses, AR201 and AR204. AR201 must be successfully completed prior to taking AR204.
Professionals only taking ARM POV classes for continuing education purposes (not for a designation, additional designation, or certification of completion).
ARM POV courses may be taken in any order. You will need to call ASA Headquarters at 800-272-8258 to register over the phone in order to bypass online prerequisite screening.

4. Reviewed the Competency Rule for its key components; analyzed a redacted appraisal report and utilized the IRAC and CRAC format to write an objective review for compliance with the Competency Rule
5. Reviewed the Scope of Work (SoW) Rule for its key components
6. Written a Scope of Work for the appraisal review of the redacted report
7. Analyzed a redacted appraisal report and utilized the IRAC and CRAC format to begin the appraisal review report writing process for compliance with the Scope of Work Rule
8. Reviewed the USPAP standards relevant to the redacted appraisal report for its key components. Analyzed a redacted appraisal report and utilized the IRAC and CRAC format to begin the appraisal review report writing process for compliance with the relevant USPAP standards.
9. Reviewed the flaws of logic common to appraisal reports
10. Prepared a written Appraisal Review Report and developed an opinion in compliance with USPAP Standard 4
11. Reviewed the Record Keeping Rule for its key components
12. Reviewed the Advisory Opinions 21, 24 and 31 for their key components
